In the case of rooms that are not in order, a procedure for unsuitability or uninhabitability can be started. Such a procedure can - if the owner does not comply with the rules - ultimately lead to an effective unsuitability or habitability. All residents are then contacted by a social consultant to view the housing options.
The City is doing everything it can to avoid unsuitable or uninhabitable declarations and to have a procedure lead to a certificate of conformity.

Description
THE RENTAL AGREEMENT.
The lease is from 1 year with start date on December 1,2024 - August 31, 2025.
HEATING - SMART THERMOSTATS WITH INDIVIDUAL CONTROL SYSTEM.
The CV-Kelel is of the BUDERUS brand with a built-in weekly program as primary control. The room in the student house is equipped with an additional secondary control system by means of a wireless controlled thermostat.
The smart thermostat, which is managed by the HONEYWELL computer as secondary control, can also be individually set by the student. The computer also receives all adjustments in the opposite direction from the thermostat in the room if the resident has changed the temperature. All signals from the thermostat are sent wirelessly via the HONEYWEL-Computer to the boiler. The boiler is thus completely individually controlled from each room throughout the day.
The hour schedule is set by default to keep gas consumption as low as possible. This standard setting can be adjusted individually by the student at any time of the day.
A counter is placed on each radiator, which registers the consumption for each room separately. This makes it possible to accurately calculate the gas consumption in function of the individual consumption per room.
OUTSIDE WINDOWS.
Quantity: 2 high windows with 1 open turn / tilt wing for each window.
The existing insulating glazing is an improved insulating glazing (k = 1.1).
Improved glass and ventilation grille above the glazing were carried out in 2017.
FLOOR INSULATION.
The ground floor is above a vaulted medieval cellar.
Insulation between rafters above the vault will be provided at a later stage.
CEILING INSULATION.
The ceiling is unchanged with the original plastering layer on wooden slats, and has a fire resistance of REI (30)
The insulation for improved shaft acoustics and improved thematic insulation is provided at a later stage with an equivalent design as in rooms 001 and 002.
FAÇADE INSULATION.
The facade wall of the room is located to the north. This rear facade is insulated on the outside with 3 cm EPS insulation and a finishing layer in facade cementation

The room is equipped with 2 individual circuits for the sockets and the lighting with a digital counter for each circuit to correctly record the consumption of the sockets and those of the lighting. The individual electricity consumption can thus be calculated separately for each room.

VENTILATION SYSTEM:
The outside air is supplied to the outside windows via the ventilation grille.
